Power first

For a data centre, land is easy and power is not. The study started from the grid’s published capacity at each node, then looked for land nearby.

Five conditions on the same parcel

A site moves forward only when one parcel has all five: land that can be secured, a power connection that can be delivered, a zoning that allows the use, cooling and environmental clearance, and two independent fibre routes.

What came out

The twelve tracks, ranked as the order in which to call the utilities and the landowners, with existing data centres as the benchmark, and the documents each site must produce before anyone pays for land: a signed connection study with capacity, voltage, date and cost.
